Home Inspection for safety

Full service home inspections can identify structural and safety issues that four point inspections miss. Four point inspections are for insurance companies and do find some safety issues, however, they don’t cover everything. Safety inspections include stairs, railings, electrical safety, structural concerns, and health concerns. Four point inspections check the electrical panel box, air conditioning system, plumbing, and roof.

In a full service home inspection, we check the building foundation, walls, ceiling and roof framing, decks, stairs and railings, swimming pools, pests, and pollutants. These areas are often overlooked in a four point inspection.

Older homes may have lead based paint and asbestos building materials. Homes with crawl spaces may have standing water that contributes to mold issues.

Common electrical safety concerns include childproofing outlets, checking for incorrect wiring or unsafe switches, outlets, and fixtures. Electrical panel boxes are checked for safety. We also check for open electrical boxes that are frequently found in attics and crawlspaces.

Decks and porches are inspected for wood rot, attachment to the home, correct building practices, stairs and hand railings.

Home inspections can also identify small maintenance issues that can be corrected to prevent larger issues.
