What is a 4 Point Home Inspection?


A 4 Point Home Inspection is typically requested by insurance companies to have a review of the current condition of a home. The report looks at four core components of the house: Roof, Electrical, Plumbing, and HVAC. The inspection identifies conditions that may need to be repaired to qualify for better insurance rates. 

Things like poorly done electrical work or old leaky plumbing can be a liability in the future. The inspection can identify these areas of concern for you and your insurance provider. 


A 4 point inspection covers these main areas:


Electrical System. 

We check the electrical service amperage to see if the supply meets the current needs of the home. We also look up the electrical panels for recalls. The inspector looks for  bad wiring, old cloth wiring, aluminum wiring, and the general state of the electrical system. Wiring in poor condition will need to be replaced.


Plumbing System.

 We inspect the condition of the water heater and it’s age, types of water supply pipes and drain pipes, and check for any water leaks. We also look at the condition of sinks, toilets, showers, and related plumbing. 


Roofing. 

A property’s roof is checked for a variety of things. We look up the age of the roof and the type of roof coverings. We look for roof leaks, and damaged roof structure. The inspector also checks the shingles to see if they are warped, missing gravel, or just missing. 


HVAC.

 Four point inspections for HVAC include heating, ventilation, and air conditioning components, the age of the system, and the general condition of the system. 



The inspector will look for current or future problems. The 4 point inspection report includes photographs to help identify areas that have a potential for increased risk in the future from these four components in your home.
