A new home is a great investment, so it’s important to know exactly what you are buying. Even if you don’t plan to negotiate repairs from the seller, you will still need to know what repairs are necessary and what they will cost. Many inspection items on a report are only maintenance issues, however, some issues can be very costly. Foundation and site problems can be difficult and expensive to repair. Many items are not mentioned in a sellers disclosure. I have seen water marks on ceilings not mentioned, and cracks on walls that were filled and painted. Some of these issues may or may not be a problem, so it’s important to have the house inspected. I can include repair estimates in my home inspection report so you can budget for those expenses.
