Why get a home inspection?

Home Inspections will help you save money by identifying items that should be repaired before you purchase a property.

Even if you are buying a home “as is”, safety concerns and major repairs need to be addressed so that you will know what future expenses to budget for.

At a minimum, you will need a four-point home inspection to be sure the home qualifies for insurance. A four-point inspection will identify the age of components such as the roof, air conditioning system, plumbing, and electrical components and will identify electrical panel boxes that have been recalled.

A general home inspection will identify safety issues with electrical systems, smoke and carbon monoxide detectors, fireplaces, gas appliances, unsafe stairs, decks, mold and other hazardous conditions.

Major defects will be noted with plumbing, electrical, HVAC, pest damage, foundations, roofing, masonry, siding, attics and insulation, structure, water heaters, doors and windows, walls and ceilings, and detached structures.

The inspection report will include a list of smaller maintenance items that can be addressed at a later date, and a list of items that need to be addressed now. I can also provide repair estimates so you will know what to budget for.
